SALE METHOD: The property will be offered for sale as 4 separate tracts in Antelope County, Nebraska. All prospective buyers shall submit written bids to Travis Dougherty (selling agent) by 5:00 PM (CDT) Monday, October 2, 2023. Prospective buyers shall complete a bid sheet provided to them by Land Marketers Realty. All bids shall be accompanied by an earnest deposit check equal to 10% of the total purchase price stated on the bid sheet. The selling agent will present all written bids to the sellers in a timely manner.
To arrive at the final contract price for each tract, Land Marketers Realty shall be in contact with bidders via, phone, text or email, to communicate the status of their respective offers. The bidders will get the opportunity to raise their bid, should they choose to do so. The bidding process will stay open until the sellers have accepted a bid and a fully executed purchase agreement is in place on each tract. The bidders participating in this process may place bids on any one or more tracts of their choice.
In the event the seller deems an offer acceptable, the seller and buyer will both sign a sale/purchase contract which will become the governing document for the transaction. The earnest check shall then be deposited into the Chilvers Abstract Trust account and be considered non-refundable and will be held until the time of closing, on or around November 10, 2023.
Final sale of each tract is contingent on the seller executing a tax deferred #1031 exchange. The seller reserves the right to accept or reject any or all bids at the sole discretion of the seller.
